Propstream List Stacking

One of the most popular subjects when it comes to building lists these days is list stacking. It's essentially a way to take several lists, compile them together and see which owners are on multiple lists.  In general, the more lists a seller or property is on the more motivated they will be. The nice part about Propstream is that you don't have to export your lists to a separate spreadsheet or stacking software.   It does this for you already a couple of different ways.  Most people aren't aware of this.

Multiple Filters Simultaneously

The first way to find out who is on multiple lists you might have is to simply utilize multiple filters at the same time.  Grab an equity list then add some custom filters.  For example, add tax delinquencies then add bankruptcy. Each time you add a filter it narrows the list down even further.  Meaning the property must be on multiple lists to be shown.  Save the list and name it in a manner that helps you know the list is a combination of multiple motivations.

Create Several Broad Lists with only one filter

One of the nicest things Propstream does is allow you to pull the same property data multiple times without counting it against your total limit for the month.  This means if you pull an entire zip code for say just equity then pull another filtered list within that zip code the houses that are already in the first list will end up in your second list but it won't eat your credits.  Use this to create several lists within an area.

Start with a specific area (for this we will call it area 1) and add one filter criterion such as equity.  Then you will add one motivation filter (such as absentee owner) to that current list.  Save the list as area1-absentee.  Now remove the absentee owner filter keeping all the others.  Add a second motivation filter (maybe liens).  Save this list as area1-liens.  Continue doing this with as many as you like. 

Once you have several lists you can click into anyone of your lists and choose a property.  Once that row is selected you will be able to see how many other lists that same property is on.   The more lists a property is on the more likely they will have motivation.

How to Find Failed or Expired Listings on Propstream

Faile listings are listings that did not sell to a new owner that was recently listed and are no longer listed.  Propstream keeps this data in the failed listings quick list.  This will include expired listings as well as canceled or properties no longer listed for whatever reason other than being sold.

Propstream Zombie Properties List

This list is also now a quick filter.  Zombie properties are generally considered properties that are in pre-foreclosure and also vacant.  Before the quick list you could use both the vacant houses list and then add a pre-foreclosure filter.  Now you can simply click the zombie properties quick list filter and this list will auto-populate for the area you target.

Propstreams Lesser Known Filters

As Propstream grows, they are constantly adding new features and better data.  This makes new features often go unnoticed.  The following filters are some of the better filters that seem to still fly under the radar.

Water and Utility Shutoff Lists

This is filter is under the Lien/bankruptcy section and then under the specific lien dropdown.  Look for Utility Lien.  This filter will include anyone that has a lien for utilities such as power and water. 

Once the lien goes on the record its likely that it's outstanding and that the utilities are off.

Propstream Tax Delinquent or delinquency Filter

Tax Delinquent is a filter under the quick list filters.  Very simple to use and you can add other criteria to the filter once you choose the quick list.

Propstream Probate Properties

The Probate list within Propstream is technically a pre-probate filter. It's somewhat newer so not used or known that well. Look under the quick list area it's near the bottom.  These lists are generally before the probate gets filed, so it's very early in the probate process.

Tire Landlords

Tired Landlords is now a quick list feature.  It's a great filter to use for looking for properties to Brrrr.  These properties are non-owner occupied landlords for more than 15 years.
